⌚ TURNAROUND TIME & PROCESS

  • Most estimates are delivered within 24 to 72 hours after the site visit or submission of photos and measurements.

  • For virtual estimates: clear photos, basic measurements, and a description of the issue. For on-site visits: just your availability and address.

  • Pricing varies based on location, scope, and complexity. Residential estimates range from $50 to $325. Commercial estimates start at $150. Consultations range from $75 to $1,000+.

  • Yes. Discounts are available for repeat clients, property managers, and multiple-property site visits.

  • Yes. Estimate and consultation fees are collected before or at the time of service to reserve your appointment and ensure priority processing.

  • We accept payments via credit/debit card, Zelle, Cash App, Venmo, or business check. Payment details will be sent upon scheduling.

  • Yes. If you can provide photos and measurements, we can prepare a detailed virtual estimate at a reduced rate.

📍 LOCATION & AVAILABILITY

  • We primarily serve the Dallas-Fort Worth area, but travel outside the area is available by request.

  • Yes. We charge an additional travel fee for projects beyond 50 miles round-trip.

  • Yes. Evening and weekend appointments are available with advanced notice.

  • Yes. We offer virtual services nationwide and can arrange travel for large or specialty projects with proper coordination.

⚖️Insurance Appraisal & Umpire Services

  • It’s a policy-based alternative dispute resolution for amount of loss. Each side hires a qualified appraiser; if they can’t agree, a neutral umpire decides. The signed award is binding on value.

  • When you and the insurer disagree on scope or pricing (e.g., roof vs. full system replacement, code upgrades, material discontinuation, or complex interior/water/fire).

  • No. Appraisal is a contractual right in many policies. Some owners involve a PA or attorney for separate reasons, but it isn’t required to use appraisal.

  • We independently review your file, verify quantities and scope, prepare an Xactimate estimate, coordinate with the opposing appraiser, and—if needed—present to the umpire. We keep you updated at key milestones.

  • You pay your appraiser’s fee. If an umpire is needed, both parties split the umpire’s fee 50/50. We’ll quote your file after a quick review of complexity.

  • Residential appraisals commonly land around $1,200–$2,000; commercial $2,500–$4,000. Umpire participation is usually $1,000–$3,000 total (your share is half). Exact pricing depends on size/complexity.

  • Most residential files resolve in 2–12 weeks after full file intake; availability of the opposing appraiser/umpire and complexity can extend timelines.

  • Carrier estimates, contractor bids, photos, invoices, code/inspection notes, prior correspondence, and any specialty reports (engineer, roofer, mitigation, ITEL, etc.).

  • A signed appraisal award (value of loss) plus our supporting estimate and document package for your records and carrier submission.

  • Yes. If retained as umpire, we act as a neutral third party—independent of both sides—and do not advocate for either party.
